Cheyenne County Assessor submits property value decrease to state

SIDNEY, Neb. - A property value decrease for Cheyenne County has been submitted to the State Department of Revenue. Cheyenne County Assessor Sybil Prosser sent decreases that show residential properties at 92% of market value and agricultural properties at 75% of market value.

Prosser said that this is the largest decrease the county has seen in a very long time. If the values are approved by the Tax Equalization and Review Commission, property values will see a decrease for 2018 which affects the taxes paid in 2019.

Property values are just one component of the equation used to determine property tax, and Prosser says it is unknown for sure how this will change property tax amounts.

Prosser said her office is doing everything they can to accurately show property market values in the county’s current situation.

-10-14% CITY OF SIDNEY 

Reduction in Value of Dwelling and Land on which the Dwelling sits in the City of Sidney Dependent on Location

-9% VILLAGES & SMALL TOWNS

Reduction in Value of Dwelling and Land on which the Dwelling sits

-5% RURAL RESIDENTIAL

Reduction in Value of Dwelling and the Home Site Acre on which the Dwelling Sits

 

Agricultural Land:

AREA 1

-13-20% DRY LAND

Reduction in value on Dry Land Dependant on Location

-20% CRP LAND

Reduction in value on CRP Land in Area 1

 

AREA 3

-12% DRY LAND

Reduction in value of Dry Land in Area 3

-12% CRP LAND

Reduction in Value of CRP Land in Area 3
